15% Down Financing in MA/CT

I am looking for multi-family or commercial financing with 15% down and no junk fees. The properties that I am looking to finance are in Massachusetts/Connecticut. 

If anyone has any leads, names of local/nationwide lenders, please do let me know. I appreciate your input.
