Looking for Debt/Equity Partner In LT Cash Flowing 4-plex.
Looking for partnership for aquiring under market, fully leased m2m, cash flowing 4plex. Property could use 25-30k in updates but not needed to increase rents to market rate. I have viewed and analyzed property. 9% cap in that area, can enter at 10.5% and be at 12% after month one. 15-20% COC return. Have W-2 income to back up short term financing but won't need it. Will entertain equity or debt partnership. Have workups for viewing if interested. Short on capital, need help. Thanks!
