LTR Deal Needs Partner

I have a triplex deal pending in Omaha. The property will cashflow from day 1, and the income will increase significantly within 2 months of purchase. I need someone to help with the down-payment. Looking for long-term partnership with the option to refi and cash out after 12-18 months. Alternatively, I could also consider a private loan arrangement if the terms are reasonable.
