Central Massachusetts Off Market Needs

I dont know if this is the right place to post this.

My investor and I are looking for some properties to rehab in this area. Single or Multi families will work. I have access to MLS so we are looking at anything off market. Does anyone have a distressed property in this are they are looking to sell?
