HELP Dont Know where to go besides index funds and saving!!!

Hey all this is my first time posting, long long time lister to both podcasts but definitely the paralysis by analysis type. So a little about me, I am 33 years old, Live in Arlington VA. Currently finishing a second Bachelor in Nursing and will be starting my first job this summer. I have a net worth of about 160K, No debt, low monthly liabilities, but no "income." I am a disabled Veteran with full VA loan eligibility, I live off of BAH from the GI BIll and disability. I have about 110K in cash and 55K in various index funds taxable and nontaxable. I have only lived in high cost of living areas so I do not own anything, but I am so hesistant because for my career I need to be in the area but for my financial growth it is difficult to accumulate hard assets. I am just looking for some help, I know I am blessed in a lot of ways with my profile but I know I can be way better off. My retirement number is 1.75 Mill to 2.5 by the lastest 50 so 17 years. Are you able to do a house hacking setup? Buy a property with 2 to 4 units using your VA loan, live in one unit and then rent out the others to help pay for the property. I don't know VA loan requirements off the top of my head (with regards to income requirements). One thing that might be able to help is to start talking to people, Find a real estate agent in the area you're looking at and see if they can help with the analysis part.
