Mortgages for foreigners, any good suggestions

I got till now one offer that is 8% approx for 30 years.

I know that mortgages with "fannie mae and freddie mac" are 4% approx

Any suggestions for better financing connections.

* just mentioning again, I'm from Israel not a US resident.

Are you willing to share which lender or bank offered you 8% for 30 years? LTV? Did they require any "seasoning"?

I am just starting to work with international investors. They would probably do all cash purchases. But I would love to have the option for them to take some of their cash out after 6 months so they can continue to acquire property.
