Crwdit score question. What score are lenders using?

Hi,

What credit score are lenders actually looking at? My FICO score says one thing. Credit Karma says another score. And I called a lender for a possible refiance and they had another score. 

My FICO score is the highest score.

They all use different parameters (Algorithms).  I use a credit monitoring company and when the bank runs my credit its usually higher.  Unfortunately there is no way for us to know what system they use.
