First time home owner lending institutions ?!

I want to buy a Double wide mobile Home sitting on an acre. What’s a good smart way to acquire it ?

Credit score is not perfect right now but not bad. And only have 10k cash ?

Advice ?

I am currently paying off a single wide mobile home and paying rent on the lot.
