Creating yearly maintenance checklist for rental - thoughts?

I'm working on creating a yearly maintenance checklist for my rentals so I can simply give this to my handyman and let him take it from there. I developed a list, however am curious if I did not considering everything. Take a look and let me know if you think I should add anything to the list - thanks!

When I replace any filter, I write the date on it, and that helps me track how long they last on average. my .002 cents

I furnish kitchen sink and bathroom hair strainers, cheaper than having a plumber come in to rodding the lines.

Check and replace strainers as needed

This looks pretty good, but pretty expensive. Why can't the renter check the CO2 monitor, smoke detector, and fire extinguisher? Why can't they change the air filter or clean the gutters? There are quite a few things that I would make a Tenant responsibility, or give them the option to hire your handyman while he's conducting all these other checks.
