How do you regulate noise complaints in your multi-family units?

Hi all,

I have a 3-plex, and the person living upstairs occasionally has people over or is just making noise at later times of the night. These times can range from normal times like 9-10pm to later times like 1-3am. The issue is that there is a different person sleeping in the unit below them. I don't live there, but I know that the person upstairs has a younger child that can be loud and they work until early morning time to time. How do you regulate this? I want to be respectul to both parties, but feel regulation of some sort might be necessary. Any input is appreciated.

It starts with education. When you show a property, explain how noise travels and the importance of respecting the neighbors, particularly during quiet hours. If the situation permits, demonstrate how the noise travels by putting them in the downstairs unit while you stomp around, yell, or close doors/cabinets. When they sign the lease, remind them again. I also recommend posting a notice somewhere in each unit or in a common area that explains some rules like quiet hours, parking, use of laundry, not storing personal items in the common areas (laundry, hallways, etc.).

Once the tenants are in, it's time to enforce. I start with a friendly warning, either verbally or by email/text. If it happens again, I give them a written warning and notify them that a third violation may result in termination of their lease. If it continues, I send them a 30-day notice and get them out.
