Can I deduct new appliances if I donate my old ones?

My wife and I purchased a unique property that includes a 3 br ranch with a "mother in law" suite. Basically a 1 br apartment with it's own entrance, separated from the main house by a breezeway area.

We've decided to rent the apt furnished through a traveling nurses program. I want to put our old microwave, coffee maker, etc in the apartment and replace them for us, new. 

Can I deduct the cost of the new items? Seems a little sticky and I don't want to get in trouble over a Kuerig.
