Do I have to maintain a bathtub or replace with walk in shower?

Thinking about taking bathtub out of rental and replacing with walk in shower. State is NC.

@Terry Martin  no you don't need to have one but having at least one in the house is good for resale. Also renters with kids like bathtubs so it will decrease your rental pool if it is a family house.

As the previous posters both stated, maintain the tub if possible. It is very important for childcare and will turn a lot of renters off to the property if there isn't one.

I would never buy or rent a place that didn't have a tub.  You may be limiting your buyer/tenant pool, but if there are lots of them out there, all you need is one person to like it.

Very few adults use a tub, unless they have children. So it depends on the layout and who you're marketing to. If your rental is a 2bed or larger, I would keep the tub. If it's a one-bed unit, I would probably replace it with a walk-in shower.

So let's say you're househacking an over-under duplex and you're living downstairs. Yes, I would definitely take out the tub upstairs and replace with a shower stall.

I have been following this thread as soon as I saw it.  It is an excellent question.  I don't believe there are any laws requiring a house to have a tub, but I have been told the same thing that @Colleen F. stated.  Families with children need a tub for children.  So you need to have a tub for resale.

That is the reason why I have a tub although, I prefer a shower stall.
