Short lease, long lease?

How complex are your leases? Do you amend and try to cover all of the horrible stuff that needs to be added with the next tenant? Do you ever change your lease if the prospective tenant objects to some language in your lease? Thanks in advance

Not sure about ameding all the horrible stuff, but my lease docs are biased enough where I would consider changing portions if it were a dealbreaker with good tenants. I've been in business [not REI] long enough to know that there's no 'perfect' contract for all occasions...

My lease is 4 pages long. I do change my lease to address new issues as they arise. However, I never change my lease because an applicant doesn't like one of the provisions. I'm running the show, not the tenants.

Hey this is actually a different question than the title implied! IIRC mine was about 6 pages (it was the TX Realtors promolgated lease) and I figured they had lots of lawyers and lots of agents who had run into just about every contingency imaginable!
I added a few things to it though:
*No overnight guests for more than 1 week without my written permission.
*No working on motorized vehicles (not even-or especially not-oil changes) ever.
*No unlicensed/or unregistered vehicles on property.
*No boats, RVs etc stored.
*Upon the SECOND NOTICE from the HOA regarding unkempt lawn I will take over lawn maintenance and the lease amount will increase by that amount.
You get the idea.
Like blackcobra, nothing's perfect and I would modify if need be.
On the question I thought you were asking: My problems decreased dramatically the day I went to TWO YEAR LEASES. If you aren't stable enough to commit for two years I dont' want you.
Oh yeah, and if someone moved out during the term of the lease, the next one would be prorated to end during the summer months.
