Which is the most profitable strategy for you in the rental property business:

I prefer right in the middle. Affordable, but not bottom-barrel prices. Normally that'd be considered Class B properties. 

The least expensive properties tend to be very old with a lot of deferred maintenance, and the income may not support all of the renovations and updates that are needed. At the end of the day, things like roofs, ranges, refrigerators, and other repairs only get so cheap. In order to be a good investment, the property has to pay for that.
