How should I buy this duplex with my partner??

Hello,

I currently have an LLC and I am partnering up with a friend on a duplex. What would be the best way to sign the contract? He does not have a LLC but we are thinking to create one together or should I just put it under my LLC and add him under an umbrella with this specific property. Please advise. Thanks!
