Hi all - looking for some advice in the Montreal market. Looking to purchase my first property with a friend. We’re looking off the island as prices are more reasonable. Thinking of a multi unit - any advice on specific areas?

Also curious on what we need to consider in terms of operating costs. There’s the obvious like mortgage, taxes, maintenance etc anything else that people overlook?

Is there a magic formula to look at? I've seen BRRR but to be honest having a hard time understanding the breakdown.
