Inspections During Lease - How often & What?

I've read about landlords doing inspections during a lease anywhere from once a month to once a year. Are recommendations different based on the types of property/tenants? Our house is in a nice not-too-strict HOA neighborhood with lots of family-type homes, 3bdrm, 2.5bath. Any suggestions/guidelines?

Also, aside from obvious general condition of the house, what specific items do you look for during in inspection of your house?
