Are you ready for a government shutdown?

Question

This is not a political topic.  Many tenants are military or government workers whose paychecks may be delayed.  This could have a very obvious affect on landlords.

The longest shutdown was in 1995 and lasted 21 days.

Do you have a plan in place? Reserves?

With this shutdown there's going to be some

surprises. In the bowels of Government certain support

functions which are essential to the operations we normally

do business with are going to be affected!  There's going

to be "fallout". Section 8,Hud regional Offices and VA Offices

are powered by civilian employees (only examples).

Your creditors,utility suppliers,employees, arn't in this.

Any- way   you look at it there's going to be a  " squeeze" For

me, the " yellow flag" is down over the " track"  at least

in the near term.  Bigger Fish than us need resolution, so

we can hopefully ride on their "coatails"  . Best to all!

In past shutdowns, the employees were actually paid for the shutdown when they returned, so even if there is shutdown, in the long run everything should be fine, as long as you have proper reserves to use if needed.  While this personally frustrates me (it's like taxpayers paying for an impromptu vacation for all non-essential workers), I realize it's not the employees' fault that congress can't do their job correctly.

According to military.com, service member retirement pay and GI education benefits will not be affected.

People need to think on a larger scale though, many government offices would shutdown.  If any of those workers are paid hourly, that could also have an affect on your rents.  You may not see it this month, but things like this can start a low saving person into debt pattern.

FYI, HUD will not stop selling their homes, but any new NAID requests(for brokers) will not be process if the gov shuts down.

Fannie/Freddie would not be affected but FHA, VA loans would.

The house bill to continue paying the military is expected to easily pass in the senate this afternoon so in all likelihood members of the armed forces will continue to get paid.

It would also effect home buyers, that are buying with Fannie/Freddie Mae, as that funding would be put on hold

At least the P.O. will still be running so that we can still get our rents on time (as long as our tenants aren't gov't/military, that is...)

There is a bill that says I get paid, it doesn't say that I must get paid on time unfortunately.

Actually...isn't there something in place that prevents military from not getting paid? I could be wrong..
