New Jersey Lease Agreement

Hi all, can anybody please send an example lease agreement (preferably in editable format) that I can use that protects my interests but abides by NJ law. Much appreciated. An eviction for non-payment of rent is fairly straightforward. I've evicted 2 tenants in NJ for that, both with young children, so don't let anyone tell you that's not possible. Serve the Pay or Quit as soon as legally possible. If the tenant pays the rent and late fees, and court costs (per my lease), they can stay. If they don't, they won't. It will still take about 6 weeks at least to get through the whole process if the tenant actually shows up in court. Without any money, they'll get about 2 weeks to appeal or come up with it. After that, you win the eviction and then have to schedule an appointment with the sheriff to remove them.

For any other issues, I'm sure it's much more difficult.
