Do you always charge first, last, and securit?

Just curious if landlords in NC always charge first, last, and security deposit? For security deposits, do you always charge a full months rent?

I am a LL in Wa. We always charge first, last and a security equal to one month’s rent. Sometimes we up the deposit to mitigate risk.

I started doing this since December as well. Additionally,  I charge a monthly pet fee,  per pet, on top of the pet deposit.  I screen out certain pets.

I experienced a few tenants leaving a nasty mess without enout security deposit to cover in the past.

I'm not from NC but I have started to always charge first, last and security deposit after I got burned with the tenant who use their security deposit for their last month's rent, leaving me know security deposit from which to take the cost of the two doors she literally took with her and some of the other issues.

I also charge between $250 to $500 More than A month's rent for the security deposit because my properties are newly remodeled.

My lease requires them to have their animals spayed and neutered and be up to date on their shots. I charge a $600 per pet deposit which is fully refundable if there's no pet odor or damage. But I also make them get some kind of insurance that covers any damage that pet does to my property, because I've learned the hard way that big deposits don't always cover all the damage.

I love animals. It's unfortunate there are bad pet owners
