Extra 2 people living on the unit

Hi all, I am about to send a email to my tenant saying the following

Ms. Tenant

It has been brought to our attention that there are now a total of 3

people residing in your unit In addition there has been a significant

increase in the sewerage & water bill this quarter. As per your lease

agreement you are the only authorized party to reside in the unit,

this is a breach of your lease agreement and require your immediate

action. Please have your guests make other living arrangements.

At mean time should I go ahead arrange an attorney for eviction? Her lease is up soon I can’t not no continue her lease without a good reason

My question is , is this email necessary or should I just use attorney straight fwd

Why not do it formally with a notice to cure? If you end up trying to evict her and you live in state that requires you to jump through several hoops to do so, you better follow the exact process from the beginning of this situation. I hope your lease agreement spells out exactly how long "guests" are allowed to stay because I guarantee your tenant will invoke the guest excuse. Good luck.
