Tenant moving it this month how should i handle it ?

My tenants lease is up April 30th. This will be my 1st time experiencing a lease turnover. How do you usually handle the move out process ? Do you send a move out check list ? A letter of non renewal ? What do you recommend I do to insure my tenant is sure this is their last month and that they are out by move out date ?

I'm assuming you've already got it in writing that they are leaving.  check your local laws and see when they have to be out.  In some areas, they need to be out by noon on the last day.

Give them a move out list and arrange a time to meet them for a preliminary walk through.  Take photos of the condition when you do the walk through.  Remember to open cupboards, oven, fridge, turn the stove on to make sure the elements work, etc.

As you clean, you may find other problems, so do not return their deposit on the spot.  Document any damages and return the remainder of the deposit within the required time.  Make sure any bills that were part of their rent (eg electricity) are paid in full OR if they are unpaid that they do not default to you.

Are you renting it out right away or do you have a vacancy?  Do you need to do showings to get it rented?  Get services put in your name if needed (ie no need if the new tenants are moving in the next day).

@Rashee D.  Most places if they non-renew you send notice of non-renewal 30-60 days in advance I prefer something signed saying they are moving. Normally this is the renewal notice that gives them a choice to check off non-renewal and sign. If I am non renewing I give them notice at least 60 days in advance. I confirm via email the exact date they will be out and send move out instructions saying what constitutes clean.  tI has a lot of details including things you think they would know like the refrigerator has to be empty and furniture must be gone. I also call the electric company to start electric in my name or have a new tenant call if they are taking occupancy.  You should offer a walk through after their stuff is out but they may not want it.  Make sure to document deductions to the security deposit and send the remainder in the time frame required in your state.
