Replacing Rental Appliances and Flooring

Two questions! 
1) I just bought my first rental property and I need to replace the fridge and washer/dryer. Do you buy good quality knowing the renters may ruin it or go cheaper to save some money? Any recommendations on the brands/models?

2) I need to replace the flooring that’s currently carpet. Would you recommend waterproof luxury vinyl or laminate? Any brands or stores you’d recommend?

Hey Courtney! As to the appliances, it kind of depends on how nice the rental is. On my nicer rentals I always use nice stainless steal appliances, but on my lower end rentals I’ll sometimes use less expensive white appliances. It just depends on the area. What would tenants expect in your neighborhood? 
Yes I would go with a vinyl click lock flooring, it lasts longer and is more “tenant proof” then carpet or laminate. I like the brand ‘Lifeproof’ from Home Depot! There are definitely more expensive nicer products, and cheaper products, but Lifeproof seems to hold up pretty well.
