Rental agreement clause to exclude garage

Hello,

Can someone help me on the wording I would use to exclude a certain part of the garage which won't be rented and I would need access to, twice a week for accessing my tools for repairs on my other rental units without needed to notify my tenant?

Why don't you just rent the place without the garage?  Just state that the garage is not included in the rent and access to it is required for you.
