Question for property managers

Hello. I have a question for property managers --> What have you found to be the most successful approach to getting new clients? Are there any online solutions that you use for referrals or lead generation that you would recommend?

I just put myself out there.  I am active on these forums and Facebook.  I network with other investors throughout the state.  Referrals are frequently big so network with realtors that are frequently helping investors buy multi families.  

I currently do not pay for Google Adwords or anything like that, just organic growth.
