Tenant terminated lease before move in (Georgia)

I have a situation where the tenant signed the lease and paid the advance. They contacted me today and said that they don't want to move in and want their full deposit back. They signed the lease on Aug 1 and are supposed to move in tomorrow Aug 05.

What should I do?

Your lease should say that if they do not move in, you get to keep the deposit.  As they gave the deposit and signed the lease, the lease is in effect.  Find another person to move in and charge the 'current' tenants prorated rent for the period of vacancy from the 5th on.
