Direct Vent Space Heater

Long time lurker here, figured it was time to ask my first question. I recently looked at a small apartment complex in Central Connecticut. The units are heated by a gas-fired direct vent heater located in the kitchen. There are cutouts over each door, covered by a grate, that I guess allows the warm air to circulate through to the other rooms. Does anyone have any experience with this type of heating system? The seller's agent mentioned that the seller may be willing to provide seller financing as he believes it is difficult to get traditional lenders in this situation. Has anyone heard of that before? Thanks.
