Calling all landlords

Hello Everyone! I'm relatively new to property management and trying to learn as much as I can as quickly as possible...With that being said, what are some of the most common issues you, as a landlord, have faced with tenants in general. Anything goes here whether it be the tenant underwriting process, showing your properties or even keys to success. Thanks in advance from this rookie!

Screening: Confirm everything they tell you. Call the employer. Confirm the number you're calling is actually the employer. Call the TWO prior landlords. Confirm that they are the property owners. Run their credit. Do not accept any credit report from them. 

Lease: If it isn't specific in the lease, you're leaving it up to a judge to decide. They will usually side with the tenant even in pro-landlord areas. 

Keys: You need full security deposit, first month's rent, signed lease, proof of renters insurance, and proof of utilities in their name before the lease becomes valid and you give them keys. 

Tenants: They aren't your friends. This is a business. You can be friendly with them, but at the end of the day you need to enforce your lease. 

Showings: Avoid individual showings. I'll be showing the unit on Saturday from 10AM to 1PM Can't make it during that time, too bad. YMMV based on the local demand.
