What is the best Home Warranty company?

Hi everyone,

I've had several issues (washing machine, stove, garage door's motor, roof leak, etc.) with the properties I own. Home warranty has not been helpful at all. Am I doing something wrong or is home warranty just an extra annual expense I should eliminate? Or should I switch out of Fidelity and First American?

For example, they send mediocre contractors, who sometimes don't even show up, and if they do, they don't seem to competently evaluate the problem.

Any advice would be appreciated.
