Adding Parking Middle of Lease

Hi BP Community: We've recently purchased a 4plex in South Carolina with inherited tenants. One of the tenants is late on rent and we're awaiting a court case for eviction (they are dragging their feet to try to stay in their unit longer). While we wait, I was wondering if we were able to start charging them for parking. There is no mention of parking in their lease, but the tenants have been parking for free in the parking lot for the duration of their lease. 

I realize eviction laws are different by state, so next step is to talk to an eviction lawyer to make sure this doesn't seem punitive, but was curious if anyone had come across this situation.

Just to add on...if you do set up separate parking agreements (or actually,even if you do not), you should also have a form to register their vehicle information for your records, so you know whose vehicle they are (should be owned by a household member), and ensure they have current tags, safety check (if required), and we specify they must be operable. No "dead" storage.
