Co signers on a lease

I have two young tenants with little credit history wanting to rent one of my units. One of their mothers has agreed to be a cosigner. She’s solid with a good income. Do I have all three sign the lease or just the occupants?

Yes, all 3 would be listed on the lease and need to sign.  Make sure you list them as Tenant A and/or Tenant B and/or Tenant C - so all are wholly responsible for the entirety of the rent (so even if one doesn't pay the others are still responsible)
