Need Rental Agreement, any suggestions?

Hi everyone,

brand new to the landlord game, i have a property that i am looking to rent out, but unsure of where to get a proper rental agreement. any suggestions?

Hey Edgar, if you are a member of the NC Association of REALTORS® then you have access to Standard Form 410-T, which is a pretty thorough rental contract. That might be a good start.

Biggerpockets sells a Lease Agreement Package under "TOOLS" at the top of your screen. $100 for a lease and several other documents, written by investors and attorney approved for your state. It's better than what you'll get from most attorneys and what you'll find on the internet.

Do yourself a favor: buy "Every Landlord's Legal Guide" by NOLO. Written by attorney investors, it's full of practical advice pertaining to management of investment property, has sample forms that can be edited, and - most importantly - they tell you what your primary state laws are and where you can read them. It's updated every year and is the best $40 you'll spend as a Landlord. There is one book for 49 states and a separate book for California.

We belong to our local LL association. Networking all knds of support, docs, BG and Credit checks etc. membership costs like 70 dollars a year! Their lawyers only represent LLs. I am sure there is one in your area.

Same for me as the above comments, ive used the BP agreements with the PRO membership. I do recommend that you read through it and make the necessary changes/corrections for your specific needs.

Pretty sure you get state specific ones here on BP by becoming a premium or pro member. Year long membership might be cheaper than an attorney for a one off lease.
