Smoker on first/new 4-plex

Hello,

I am Joey and new to this community. I recently got the investing craze and will be on a buying spree in the next few months. 

Problem:

I am closing on a 4-plex in a few days (very good condition btw), but one tenant is a smoker. Being a multi-family, I know this will affect other tenants despite the number of filters I will put on the furnace. I imagine this will severely make it harder to get new tenants in case I have to fill other units since smoking demographics have changed drastically over the decades for the better.


Proposed Solution:

Cash-for-keys (yes I've read the bigger pocket podcast book too ;-). What might be the problem with this? There should be no legal problem legally right in a case of a smoker as opposed to just a bad tenant?

Out of topic:

I am not too worried about the cleanup as I am very confident in my handy abilities. In my own home, I've installed my own big 14kw solar panel, fattening up the insulation and saving thousands per year as I live here in the North. I am sure scrubbing off walls/ceilings,replacing carpets are trivial things.

Don't get so confident until you actually do it. Depending on how long they have been smoking in the unit, it can be much harder than you're thinking...
You are for sure looking at Ozone filters, a good primer and new paint....maybe worse. Let us know how it goes so other newbies can learn...
