Zillow lease is dud, other options ?

Hi, It appears Zillow lease agreement is very basic and it didn't include comprehensive clauses that protect a landlord.

Any recommendations to setup/purchase a lease through any app/website that provides holistic clauses or rules and aligns with local laws.
