New York state eviction/abandonment help

Rick Allen
Posted

I could use some thoughts.

I have a property in Oswego NY, my one tenant has t paid rent in 6 months. I had someone attempt to deliver a 5 day notice for late rent but nobody was home. They attached it to the door.

I then certified mailed a 14 day demand rent or quit letter. I received it back in my mailbox as unclaimed. I attempted to text and call the tenant with no luck.

The electric is in the tenants name but it has been off for over 1.5 months. I do know the tenant is alive and well as I see they post on Facebook.

I want them out. I don't know what to do at this point. I know what I want to do which is clear out their unit and place their belongings in a storage unit then change the locks. What are my legal options at this point? I am praying my pipes aren't going to freeze
