Buildium.com - good or bad comments?

Question

I am in the midst of testing out buildium.com for the 21 units that I have.  I like the tenant portal and online collection, as well as the full-featured overall functionality of the site.

I am wondering - does anyone currently use it?  How has it been working for you?  How is the customer service?  Any downfalls or annoyances?

I also notice that they have a referral program where the person who refers someone else (me) gets $30 Amazon gift card -- and I would save $50.  Not sure how the referral program works... but if you are a current customer and like the service enough to refer me and save us both some money, send me a link!   brian@freg.info

I love Buildium. One of my clients with 50+ units LOVES Buildium. As an accountant I love it too. It makes everything very easy. Once you get used to the accounting life will be easier.

I like the software overall. I had a lot of trouble understanding the accounting and entering capital improvements at first, but I am getting more used to it.

The interface is really nice & the resident login has a lot of good info for account purposes.

My favorite feature is the way buildium allows you to attach a file to pretty much anything, lease, application, expense, etc. Makes it really easy to go paperless when combined with a document feed scanner.

We compared it to PropertyWare and Appfolio.  For the money, Buildium had everything that we needed.  We started using it at the begining of the year.  I have not used the accounting side as mush as the property, tenant, and listing portions.  The automatic website with online rental application has simplified our leasing process.  Our accountant liked it and made just a few changes to the chart of accounts though.  I am pleased with the management side and I haven't used the accounting side enough to comment myself.

I just started with Buildium this month. I like it so far but if it integrated with your bank account fully (like Mint.com or quickbook) it would be much better. I guess that is coming in the future.

All in all, a good way to keep track of leases, tenants and the accounting side of the business. I found a VA that will input income & expenses for $10 per month.

Our property management company uses Buildium and they really like it as do I. It has a good interface to keep track of properties, landlords, tenants, pre screening etc. You can also market your properties to all of the major sites, except craigslist but you can make a post at the end of it. I think it's a good program.
