Hold harmless agreement

Hello fellow landlords. Do any of you include a hold harmless agreement in your leases? If so, how do you handle renters who may be skeptical? I use EZ landlord for most of my forms. I'm going to either customize it to include language saying it doesnt absolve the landlord in the case of negligence, or I may omit the clause all together. Im in NJ. Any thoughts?
