Need a new tenant lease.

I am in the process of restructuring, (new paperwork remodels and such), and am in desperate need of a new tenant lease for upstate new york. I would like something more iron clad to include specific damages and such. Right now I use a month to Month lease which isn't too bad, but vague at times.

Would appreciate any suggestions! !
