Renting a home with a pool

Is there too much risk involved renting a home with a pool? What is the best way to cover yourself from lawsuits? Thanks in advance for the help.

John,

I would add, check the local & state ordinances laws regarding what is needed (ie. fence height, safety gates, etc.).  I would also research pool safety to see if there are other recommended safety devices/proceedures.  You may want to build in pool rules into the lease (ie. no renting out, max. number of guests in pool or no guests, etc.).

I would also speak to your attorney about building into your lease terms that would push the Liability on to the Tenant (ie Hold Harmless & Indemnification, etc...).  Also, i would suggest that you require that the tenants name you on their Renters policy with at least $500,000 Liability limits.
