Hello all , it seems everybody in this country is making a bigger deal out of investing in section 8 properties versus let’s just called a cash tenant . Folks it’s the same exact way, just with more paperwork. Buy right, renovation, right, rent right. do all the paperwork. End of story. I’m reading about how people are spending thousands and thousands and thousands of dollars on courses are you kidding me? It takes five minutes to understand how to do it. What the hell are people taking courses for? If anyone Has any questions regarding renting a property ? Feel free to reach out no charge. Good luck to all

Couldn't agree more, Bob. 

It seems newbies are being sold Section 8 investing as if it's a) some sort of complicated strategy, and b) a silver bullet to de-risk out of state investing.

As you and I know, it's neither.

I have multiple section 8 properties in Detroit. In fact, my first rental property was rented to a S8 tenant. I had zero training, read zero books, and didn't paid for any courses.

Someone, miraculously, I was able to navigate it :-)
