Tenant and Rent

Hi,

I am new to the game. I need some advice on a situation.

I have a section 8 tenant who did not pay rent, was served a notice to quit by a Marshall. And then she had money to send.  I asked her to send it certified mail and did not comply with those directions and sent it regular mail for her late rent. 
If I do not receive it what do I do? 
Does the notice to quit continue?
Or is that taken as an act of “good faith” on her word.  Even though I did not receive it?

Replied

Do not take her at her word for the payment or cancel the notice.  Tell her there is nothing you can do until guaranteed funds are in hand.  Did the notice expire?
