How to advertise?

Question

I am planning to rent my unit in San Francisco. I am using Craigslist and Trulia and priced it correctly....but I don't have enough traffic during the open houses. Where else would you recommend I advertise my rental unit?

I use postlets. It is free and posts of a variety of sites, including Trulia and Zillow. In my markets I have found this to be a hard time to rent. I have some great houses that in the summer sit for a matter of hours but at this time of year are sitting for weeks for the same price. So if you priced it right, I wouldn't worry to much.

How did you determine the price? I personally have found that zestimate, rentometer, and other calculators do not work for my area. The way I have established market price was actually looking at other listenings on zillow in my area, specifically my neighborhood/block. I look at what upgrades they offer, square foot and location.

Agree on doing independent research on market rent.  I check Craigslist every Thursday night, even when I don't have vacant units.  We rely entirely on Craigslist for advertising, refreshing it when it falls to the bottom fo the lsit, and being very descriptive with photos and features.

Seems like this would be a good time to rent, with people getting tax return seed money.

This is my thought as well. I am in SF right now and there should be a line around the block depending what you are charging. Then again, even if you are charging $2k for a studio there are still people banging down your door to rent them.

SF Gate has a nice rental finder but I think they pull their listings from elsewhere.

Can you give us more info about what area it's in,  what price it's at, whether it's for low income or high income etc? That would help decide where the best plaecs to spend your resources would be.
