Residential garage for storage eviction

Hey guys,

New real estate investor here. I have two properties rented and a PM that manages them.

I recently found an inexpensive property for sale in indiana. Just a two car garage on a 4600 sqft lot. It has a structure attached to the garage that used to be a house but is gutted mostly and unlivable, might be condemned. My interest is in the garage for storage.

I'm talking to the realtor/owner who is out of town and bought it in a tax lein. They say the next door neighbor was renting it (stop paying) for storage and continues to use it. He was also using it before the tax lein. He signed a contract but the owner never pursued eviction.

How should I approach this?

Is this an easier eviction because its not a home?
