In contract on first property, tenant concerns.

I’m in contract on my first property, it’s a duplex in Torrington, CT.  Long story short I’m acquiring the house with existing tenants.  Seller wouldn’t sign with contingency of a vacant unit.  The unit I want to occupy has 3 people living in it, when is it safe to give them a notice to vacate and does anyone have a template for this?  I close on July 19th.  Praying they don’t give me any issues, is it safe to reach out and let them know my intentions before closing on the house?  I’m new to this so wondering how you all with experience would handle a situation like this. Greatly appreciate any feedback thank you all
