Does Deposit Change on Lease Renewal With Increased Rent?

Hello!

My tenant is renewing their lease and the rent is increasing. How does this effect Last month's rent  from previous lease? Does that return to tenant and the tenant pays a new last months rent congruent with the increased rent?
