Who has a lease you're proud of?

Question

I'm looking for someone who has a lease that is the product of experience, lessons learned and is now something that you're proud of.  I have borrowed ideas and points from local property management companies to change my lease 6 times, still adding to it, but still looking for voices of experience to show me what you've done.

I just use the state specific one for the state the property is located in to ensure that I meet the state regulations.  Then I add the specifics for the property e.g for the recent one I added the lead paint disclosure, pamphlet, I added that it is a historic house so many of the historic features do not meet current code e.g. the banister height is lower than now required, pet addendum to identify the fish, dragon and one dog, etc.  I do not try to anticipate every situation and write a 30 page lease.  At the same time I do read it to them and discuss it as they sign each page:)  So they know what bank has their deposit, the name of the landlord, how to tell me about a problem, how I inform them of inspections, when to expect an inspection, basically we go over all the things this state requires.

A lease is only as good as the two parties signing it . A strict Iron clad specific lease may not even be presented or read by the judge in a court situation . You can put anything you want in that document it doesn’t mean the tenant will follow it or even bother to look it over
