Applying Deposit Towards Rent

Hi! I have a tenant who was moved in to my rental in Feb this year and has usually been on time with her rent payments. However, she was a couple weeks late for her October rent and is now almost 3 weeks late for her November rent. She's claiming financial hardship due to some personal issues and is asking if we can apply the deposit towards her November rent, and she'll make it up. I'm ok with helping her out during a hard time, but is this advisable? If we do decide to do this, is it just a matter of getting it put into writing or is there more to this? Thanks for your help!

No. Security Deposits are for damage to the unit, not rent. If you want to be nice, don't charge a late fee for the rent as she pays it late over the coming weeks. She will never replenish the deposit if you allow her to use it.

FYI, I'd have a lawyer on tap ready to process the eviction. It's likely coming.
