Escrow Accounts for Holding Security Deposits

I am doing a mid-term rental for one of the units in PA and am managing it myself.  I know I need to hold the security deposit in an escrow account.  Does anyone have any experience with escrow accounts?  My bank doesn't seem to know and they are just offering that I open up a separate account.  I wonder if this is sufficient.  Thanks.
