Garage Apartment Rental

Hello,

I am considering renting out a garage apartment and not sure how to draft the rental agreement, i.e. doesn't have its own address. How much more difficult will it be to evict? Has anyone been thru the trouble of submetering? Thank you all for your consideration.

We use the address xxx Rear and provide a separate mailbox. We've had good success, people like it as its the only apt in the building, so its more like a little house than an apt.
