Best place to start upgrading a condo?

I have a 2 bedroom condo for rent in Huntington Beach, California. Over the next year or so I would like to upgrade it so the rent can be increased.

What and where should I start to responsibly upgrade it? Kitchen, bathroom, flooring (has carpet now),... to get the biggest bang for the buck?
